The build period is declared at registration
When a project is registered with UP-RERA, the promoter states how long the work is expected to take, counted in months. It is filed at registration, as a declaration, not worked out by anyone afterwards. On this mirror of the UP-RERA register, read on 10 October 2026, 945 of the 974 projects carry such a figure. The mirror holds 974 rows in all, of which 973 carry Gautam Buddha Nagar as the district and one carries no district at all.
The register is the record and this mirror only reproduces it. Any single project's declared period should be read on the public portal at up-rera.in before it is relied on. If you have not looked a project up there before, how to use the UP-RERA portal covers the screens.
The median is 60 months, and so is the most common answer
Across the 945 projects that state a period, the median is 60 months, or five years. Sixty months is also the single most frequent figure on the register, declared by 124 projects. After it come 96 months with 43 projects, 59 months with 38, 36 months with 35, 48 months with 34, 72 months with 32 and 84 months with 25.
The figures cluster. Every month value in that list is a multiple of twelve except 59, which sits a month under 60. The register does not record why a promoter chose one figure over another. It records only that the figure was declared.
The four bands the declared periods fall into
Grouped by length, the 945 declared periods sit like this. Under 36 months: 76 projects. From 36 to 59 months: 305 projects. From 60 to 83 months: 327 projects. 84 months or more: 237 projects. The two middle bands are the largest of the four, and the band of 84 months or more is larger than the band under 36 months.
A band is not a grade. A longer declared period is not a warning sign and a shorter one is not a promise. The register carries the number that was declared and nothing that ranks it. What a project consists of sits in its registration paperwork, which what the 25 RERA documents mean walks through.
The shortest is 3 months. The longest is 245.
The smallest declared period on the mirror is 3 months. The largest is 245 months. Both are filings on the register, carried as they were declared, and neither is an assessment made by the regulator or by anyone else.
A figure at either end tells you little on its own. What the two ends do show is how wide the declared range is, so no single figure on this mirror should be read as a standard. The Gautam Buddha Nagar district recorded on this mirror covers Noida, Greater Noida and the Yamuna Expressway. Noida vs Greater Noida vs Yamuna Expressway reads those three apart using the register's own rows.
The timing fields a project record carries
Timing sits in more than one field on a project record. The proposed period is the span in months that the promoter declared at registration, and it is the field the period counts above come from. The registration date is the day the project was entered on the register. The declared completion date, where it is filed, is the date declared for the completion of the work. Each one is a filing, carried as it was submitted.
The completion dates listing and the individual records under projects reproduce those dates as the register holds them. A quarterly progress report is a separate filing again, and how to read a quarterly progress report sets out what it contains and in what order to read it.
What the declared period does not tell you
The register records what was declared and what was filed. A declared period is a declaration, not a finding about a project. A declared completion date is exactly that, a date that was declared, and nothing on this mirror turns it into a guarantee of anything. A promoter may also apply to change it, and an extension is a lawful filing with its own procedure rather than a verdict on a project. What a completion date extension means explains what that filing involves.
All of these fields are public. If a build period, a registration date or a declared completion date matters to a decision you are about to make, read it at up-rera.in, not here, and read it on the day you need it.
