What is this list, and where does it come from?
UP-RERA's registration process runs against a fixed set of 25 document types; a promoter files whichever apply to their project and the portal records the status of each. Every project page on this site lists exactly what's on file for that project, in the same 25-type vocabulary the portal itself uses. This page is the plain-language key to that list, with how often each type actually appears across the 966 projects on record.
What proves the promoter's right to build on the land?
Affidavit (Form-B) — on 904 of 966 projects. The promoter's sworn declaration that the details filed with UP-RERA are true, including their legal title to the land.
Registry Document In Case of Own Land — 360/966. The registered sale deed proving the promoter owns the land outright.
Legal Document of Agreement in Case of Other Land — 95/966. Filed instead of the registry document when the land isn't directly owned by the promoter, for example leased or under a development agreement.
Details of Encumbrances — 868/966. A declared list of any loans, mortgages or legal charges against the project land, so a buyer can see if the land is pledged elsewhere.
Authentic Copy of Approval of Project — 397/966. The development authority's original approval letter for the project.
Commencement Certificate — 807/966. The local authority's formal permission to begin construction on the site.
What shows exactly what will get built?
Sanctioned Layout Plan (Of Entire Project) — 389/966. The approved master layout for the whole site.
Sanctioned Building/Block Plan — 274/966. The plan sanctioned for each block or tower, showing exactly what was approved to be built.
Floor Plans of All Types — 246/966. The layout for each unit type on offer, room by room, with carpet area.
Development Work Plan — 853/966. The plan for internal infrastructure, roads, drainage and landscaping alongside the flats.
Water Supply Plan, Electricity Supply Plan and Waste Disposal Plan — 860, 857 and 853 of 966 respectively. The engineering plans for how the project will actually be serviced once occupied.
Other Plan (If Any) — 872/966. An additional site or building drawing filed alongside the standard set, when applicable.
What proves the money and the construction are actually moving?
CA Certificate — 806/966. A chartered accountant's certificate stating how much of the project's estimated cost has actually been spent, the financial-progress figure used on this site. The underlying document is a Form-REG-3 certificate, filed as a project-specific PDF on the project's own portal record rather than a generic downloadable form. When you open one it identifies the project and its towers, the plot number and sector, the land area in square metres, the total filed project cost, the certifying CA firm, and the financial-progress percentage as at a stated date — which is the figure this site reports. One thing that confuses first-time readers: the Act requires a promoter to run more than one account for a project, including a separate account holding the mandated share of collections. So a filing and a project's marketing material may legitimately show different account numbers; that is the account structure the law requires, not a mismatch.
Engineers Certificate — 802/966. The project engineer's certified figure for how much of the physical construction is complete.
Architect Certificate — 806/966. The architect's confirmation that construction matches the sanctioned plan.

What will a buyer actually sign?
Proforma of Application Form — 873/966. The template booking form used to reserve a unit.
Proforma of Agreement for Sale — 143/966. The template sale agreement a buyer will sign.
Proforma of Allotment Letter — 884/966. The template letter confirming which unit has been booked.
Proforma of Conveyance Deed — 849/966. The template deed that transfers ownership once the sale completes.
Proforma of Completion Certificate (Occupancy) — 783/966. The template certificate issued once the project is complete and cleared for people to move in.
Which filings are conditional, not universal?
Notarized Affidavit for Completion of Balance Development Work — 19/966. Filed only when a promoter is declaring remaining development work still pending.
General Body Resolution for AoA — 18/966. Filed only when the promoter itself is the project's Association of Allottees.
Other — 218/966. Anything filed that doesn't fit a standard category.
These three are rare by design, most projects never need them, so a low count here doesn't indicate anything is missing. It reflects how few projects those specific situations apply to.
What does it mean if a document isn't on a project's list?
Presence rates vary a lot by type: some documents sit on well over 900 of the 966 project files, others, mostly the ones tied to a project's original sanctioned plans and land title, sit closer to 250–400. That gap tracks how the filing itself is marked on the portal more than a gap in the paperwork: the documents with lower presence rates here are almost entirely marked with an older internal record status by UP-RERA itself, which points to how the portal catalogued that project's original filing rather than to a missing document today. Treat an unlisted document as a prompt to ask the promoter directly, in writing, not as a confirmed absence, and check the source filing on up-rera.in before drawing a conclusion.
