How do I check my complaint or case status on UP-RERA?
On the official portal at up-rera.in: the complaints section carries a case-status search that takes your complaint number and returns where the matter stands, and hearing schedules are published on the portal itself. Your complaint number is issued when the complaint is filed; keep it, because every later step, written submissions, hearing dates, the final order, hangs off that one number. This site does not hold complaint case files; for the status of a specific matter, the portal is the only source worth reading.
How do I file a complaint with UP-RERA?
Under Section 31 of the RERA Act, any aggrieved person may file a complaint with the Authority against a promoter, agent or project for a violation of the Act. In Uttar Pradesh the filing is online at up-rera.in: register as a complainant, fill the complaint form naming the project and the relief you seek, attach your documents, and pay the filing fee the portal quotes at the point of submission. The complaint then gets a number, and the matter proceeds by hearings, most now conducted with online appearance options the portal lists against the case.
UP RERA mein complaint kaise karein?
Seedha up-rera.in par: complainant ke roop mein register karein, complaint form bharein, project ka naam aur RERA number dein, apne documents attach karein aur portal par dikhayi gayi fee online jama karein. Complaint number milte hi usse sambhal kar rakhein, case status usi number se check hota hai. Agreement, payment receipts aur builder se hui baat-cheet ka record pehle se taiyar rakhein to filing aasan ho jaati hai.
What documents does a RERA complaint need?
The complaint form itself lists what it accepts, but the working set is consistent: your booking or allotment letter, the agreement for sale if one was executed, every payment receipt, and the correspondence in which the dispute shows, emails, letters, the promoter's own commitments in writing. The stronger the paper trail, the less the matter turns on assertion. If your grievance is a delayed possession, the project's own register entry, its declared completion date and any extensions on file, is itself evidence, and it is exactly what this site lays out per project.
What does the RERA Act actually promise a buyer?
Three sections do most of the work. Section 13 bars a promoter from taking more than 10% of the cost as advance before a written, registered agreement for sale exists, the legal answer to "token first, paperwork later." Section 18 entitles a buyer to a return of the amount paid, with interest, or compensation, where the promoter fails to complete or deliver possession in line with the agreement. And Section 31 gives any aggrieved person the right to file a complaint. None of this is self-executing, each runs through the process above, but it is the floor the law sets under every registered project.
What is the UP-RERA conciliation forum?
A voluntary channel where buyer and promoter attempt a mediated settlement instead of, or alongside, the adjudication route. Both sides have to agree to use it, and a settlement reached there closes the matter on agreed terms rather than an imposed order. It suits disputes where the relationship is worth preserving, a buyer who wants the flat delivered, not the booking unwound. The portal carries the forum's process and status; whether to route a matter there is a judgment call worth taking advice on.
Which login do I need on the UP-RERA portal?
The portal runs separate flows for separate roles: complainants and citizens filing or tracking a matter, promoters filing registrations and quarterly progress reports, and registered agents managing their registration. Buyers doing research need no login at all, project search, promoter records and case status are public. If you are registering as a complainant, the account you create at filing is the one that tracks the case after.
How do I become a UP-RERA registered agent, and how do I check one?
Real-estate agents must register with the Authority under Section 9 of the Act before facilitating sales in registered projects; each registered agent carries a number in the form UPRERAAGT followed by digits, renewable and searchable on the portal. Checking one takes a minute: ask for the number in writing and look it up on up-rera.in. An agent who hesitates to put their registration number in writing has answered your question. This site is itself operated by a UP-RERA-registered agent; the number sits in the disclosure at the foot of every page.
What are the fees for filings on UP-RERA?
The portal quotes the current fee at the point of filing, complaint fees, registration fees and renewal fees each have their own schedule, and figures quoted anywhere else go stale without notice. Treat any fee number you read off-portal, this site included, as unverified until the portal itself shows it during your filing. That is also why no figure is printed here.
What is upreratracker.com, and how is it different from up-rera.in?
up-rera.in is the regulator's official portal, the source of record for registrations, filings, complaints and orders. This site is an independent, readable index of the Gautam Buddha Nagar register built from that public record: every registered project and promoter in Noida, Greater Noida and the Yamuna Expressway on its own page, with completion timelines, extensions and complaint counts laid out plainly, plus buyer tools the portal does not carry. The working method is to read here, then verify on the portal before you act, and every page here says so.
Can a builder change the possession date under RERA?
Two dates matter, and they move differently. The completion date on the RERA register can lawfully be revised, the Act provides for extending a registration, and each revision is filed as an extension anyone can read. But the possession date in your agreement for sale is a contract term, and it is the one your Section 18 rights key off: if the promoter fails to deliver in line with the agreement, the law entitles you to withdraw with a refund and interest, or stay and be compensated, whatever the register now says. A register extension does not amend your agreement. Every project page on this site shows the declared date, every extension filed and the current date, so you can see exactly how a project's register date has moved before you sign anything.
What is the difference between RERA-registered and RERA-approved?
"RERA-approved" is marketing language, not a legal status. RERA does not approve, endorse or recommend projects; it registers them. Registration means the project is on the regulator's record, its plans, completion date and collection account filed, and that is all it means, the register itself then shows how the project has actually run. When an advertisement says a project is RERA-approved, read it as RERA-registered at best, ask for the registration number in writing, and look the number up rather than taking the word.
Where can I see how many times a project's date has moved?
On this site, on the project's own page: the declared completion date, each extension in sequence with the months it added, and the date currently on file. The delayed-projects list ranks the register by the size of the slip, and the ledger sets out how many projects have moved once, twice or more. The underlying filings sit on the official portal, and the honest method is the same as everywhere else on this site: read here, verify there.
