What a QPR is
Under RERA, a promoter files a Quarterly Progress Report for each registered project. It states, on record and certified by the project's engineer, architect and chartered accountant, how far the work has come, as a percentage, and how much of the budgeted money has been spent.
The two numbers that matter
Physical progress is how much of the building is actually built. Financial progress is how much of the estimated cost has been certified as spent. Read on their own, either can mislead; read together, they tell you whether the money and the concrete are moving at the same pace.
The comparison
When financial progress runs well ahead of physical progress, money is leaving the project faster than building is arriving, worth a question. When physical runs ahead of financial, construction is outpacing certified spend, often promoter-funded work awaiting certification. When the two track within a few points of each other, that is the healthy pattern.
The clock
Set both against how much of the registered build period has elapsed. A project 70% through its RERA timeline with 30% physical progress is telling you something a brochure never will.
