Four rules changed, and the dates they changed on
Between 13 July and 22 October 2026, four things changed about what a promoter on the UP-RERA register has to file, where a buyer's money has to sit, how an extension application is checked in Gautam Buddha Nagar, and who is allowed to sell you a flat.
None of it changes a single figure on a project page on this site. All of it changes what those figures are backed by, which is worth knowing before you read your next register record.
A quarterly progress report now carries signed certificates
From the quarter ending 30 September 2026, every quarterly progress report filed with UP-RERA has to carry digitally signed certificates, with form REG-1 signed by the project's architect. Outlook Money reported the requirement on 15 October 2026. The deadline for filing the report covering that quarter was extended to 31 October 2026, after an earlier extension, as Realty n More reported on 19 October 2026.
The effect is narrow. It puts a named professional's digital signature behind the physical-progress percentage that a buyer actually reads. How to read a Quarterly Progress Report sets out what that percentage means and the one comparison worth making against it. A signature does not make the number generous or conservative. It makes it attributable.
An extension application in Gautam Buddha Nagar is now physically inspected
With effect from 3 October 2026, an application to extend a project's registration in Gautam Buddha Nagar, Ghaziabad or Lucknow is physically inspected by UP-RERA before it is decided, as PropNewsTime reported on 22 October 2026. Outlook Money, writing on the same day, recorded the regulator's stated trigger as a homebuyer complaint received on 18 September 2026.
Three districts, not the whole state, and Gautam Buddha Nagar is one of them, which is the register this site mirrors. What a completion-date extension means covers what an extension does and does not establish. The change is only this: in those three districts the paperwork is now accompanied by a site visit.
Where the money sits, and how fast it moves
An amendment notified on 13 July 2026 requires the interest free maintenance security corpus to be deposited in a separate designated bank account with a scheduled bank, reported by Upstox on 17 July 2026. Under the amended regulations, 70 per cent of the money collected in a project's Collection Account is transferred daily to its Separate Account, as Torbit Realty reported on 19 August 2026. On 12 October 2026 UP-RERA issued a press release urging homebuyers to deposit money only into the designated collection account of the project they are buying in.
For a buyer that reduces to one question, asked in writing before any cheque is written: which account number does this money go into, and is it the collection account named in this project's registration?
Every agent in the state has to be certified by 31 December 2026
UP-RERA has made training and certification compulsory for every individual real estate agent in the state, whether applying for a new registration or renewing an existing one, as The Realty Today reported on 10 February 2026. Agents already registered before that notification have to attend the training and be certified by 31 December 2026.
The programme is running now. UP-RERA's press release of 14 October 2026 announced the 52nd agent training programme in Lucknow, and the portal carries examination results for the 50th batch, conducted from 23 to 26 September 2026.
This site is operated by a UP-RERA registered agent, UPRERAAGT000309/01/2026, so the 31 December 2026 date applies to this desk exactly as it applies to anyone else selling you a flat. That makes it a fair question to put to any agent, including this one: the registration number, and whether the certification is done.
Two honest counts of the same thing, 40 and 37
UP-RERA data for January to September 2026, reported by The Realty Today on 23 October 2026, records 37 registered projects in Gautam Buddha Nagar, carrying 18,599 proposed units and a total project cost of Rs 21,221.37 crore. The same UP-RERA data for January to September 2026, as The Realty Today reported it on 23 October 2026, gives 217 projects for Uttar Pradesh as a whole, with 66,158 proposed units and a combined cost of Rs 46,795 crore, Lucknow highest on project count at 59, and western Uttar Pradesh accounting for 111 of the 217.
This site's own mirror of the register, read on 10 October 2026, holds 40 Gautam Buddha Nagar projects whose registration date falls between January and September 2026, and 42 dated anywhere in 2026.
Both counts are honest. Four things separate them. The mirror counts the registration date printed on each record, while a release counts what the regulator published for the period. The mirror was read on 10 October 2026, thirteen days before that report appeared. Two of the 42 carry a registration date after September, so they fall outside the window. And a count by district is not a count by development authority: the register's authority field is blank on every one of these rows, so this count is by district.
None of that makes either number wrong. It makes the method the part you have to read. A figure that arrives without one is the smaller half of the information.
What to check for yourself
Four things, each of which takes about a minute. The registration number on up-rera.in, in the form UPRERAPRJ followed by digits. The quarterly progress report for the quarter ending 30 September 2026, and whether it carries the signed certificates. The collection account number, in writing, before any money moves. And your agent's UP-RERA number, with the date their certification was completed.
Every registered project in Gautam Buddha Nagar has its own page here, under its own number, built from the register and dated to the day it was read. Browse every registered project, and verify anything that matters against up-rera.in before you act.
